Access Statement
Alderfen House is a two storey house with most of the sleeping accomodation on the ground floor and the lounge, kitchen and dining areas upstairs. We hope that the following information will allow you to assess the suitability of the facilities provided but if you need any further information please contact us using the details above and we will be happy to discuss whether the accomodation matches your individual needs.
Pre-arrival
Given our rural location the most practical means of arrival is by car or taxi. The nearest railway station is in Wroxham, approximately three miles away.
Road Access
Alderfen House is accessed via Ferry Cott lane (a tarmac lane leading off Lower Street, Horning) and a drive paved with cobbles. The total distance from the front entrance to Lower Street being approximately 40 metres.
Parking
We have free off-road car parking for guests on a cobbled drive and parking area directly in front of the house. There is ample room for two cars to park side by side and turn without blocking each other in.
Access to the ground floor entrance is via part cobbled and part smooth brick paved path.
Doors and flooring
The first floor entrance door and all internal doors are 2' 5" (74cm) wide except for the doors to the bathroom, master bedroom en-suite and upstairs cloakroom which are all 2' 2" (56cm) wide.
The ground floor entrance hall, bathrooms and the upstairs cloakroom have tiled floors.
The stairs, bedrooms, lounge and dining area are all carpeted in a short pile 'berber' wool mix.
The kitchen has wood laminate flooring.
Stairs
There are 13 stairs up to the 1st floor with a 180 degree turn on a half landing 6 stairs up.
Bathrooms
The bathroom contains a standard domestic WC, wash basin with mirror and shaver socket and bath. Bath sides are approx 22" (56cm) high.
The master bedroom en-suite contains a standard domestic WC and wasbasin with mirror and shaver socket and a shower cubicle.
The upstairs cloakroom contains a standard domestic WC and wasbasin with mirror and shaver socket.
Balcony
Access to the balcony is via two pairs of sliding patio doors from the lounge/dining area. Each provides an opening approximately 3'4" (1m) wide with a 4" step over the door frame. The balcony is surrounded by iron railings approx. 3'4" (1m) high and floored with 4" (10cm) decking boards approx 1" (2.5cm) apart.
Light Switches and Power Sockets
Light switches throughout are approximately 4'6" (1.4m) above floor level and power sockets approximately 1'6" (45cm) above floor level.
Rear Garden Access
To the rear of the property a cobbled path approximately 15m long leads across the back garden to Ferry Road. This path accesses the road via two gates with two cobbled steps inbetween.
